Kankakee County, Illinois, Rhapsody
Cove is a conservation design residential subdivision utilizing native
vegetation and design to balance flood control, water quality function,
recreational value, and maintenance cost of stormwater detention facilities. A tributary to Rock Creek flows through property and there is
a wetland adjacent to this water way. Our clients chose the property because of
it’s proximity to Kankakee River State Park and the opportunity it presented to
demonstrate the benefits of conservation design and low impact design (LID)
principles. MG2A helped negotiate the approval of the project zoning and
platting and prepared detail engineering drawings for the project. Several
variances were requires to achieve the desired road geometry and home site
clustering that is inherent with conservation and low impact design. Rhapsody
Cove is the first conservation design subdivision in Kankakee County and has
blazed a trail for future developments that might reduce impacts or even enhance
our natural resources.
